I encourage attendance by my clients and their agents.  Part of my inspections is Walk & Talk.  I basically keep up a running dialogue of what I am inspecting and what I am finding.  As I find defects, I explain why it is a problem and usually several repair tatics.  The client is now able to intelliegently decide which items to fight for and which to let go.  Fewer call backs and more satisfied customers. 

I use a portable water alarm that I place in front of dishwashers.  About $15.  Just set it and forget it.  There are two contact points on the bottom.  If water contacts both points, a siren alerts.  Saved several kitchen floors as I am off inspecting other parts of the home.  You could also put one near washing machines.

The part with the contact points can be snapped off the detector and the 6 foot cord allows the sensor to placed under objects in needed.

Hey Bruce,

That's a great idea for the alarm! I think I'll need to start keeping a list of essential tools somewhere. At $15, that would definitely make the list.
