TOPIC: Commercial Inspections

I would like a little input from the group regarding commercial inspections. I have done a number of commercial inspections, however they have all been relatively low sq. footages so calculating charges have been easy. I have just had a 30,000 sq ft project dropped in my lap and would like some input on pricing, please take into consideration I am in Texas and we haven't gotten our pricing any where near where it needs to be, but i'm trying as fast as I singly handed can do it, at least in my area! Any input would be great, Thanks Guys

The good news is that you don't need to use the TREC form!! You can use the normal commercial form. Most inspectors I've talked to charge between .10 to .15 for commercial but it depends on the type of building. What type of building is this? How many HVAC units are there? Are you bringing any electricians, plumbers of HVAC techs with you that you'll have to pay? How long do you estimate it will take you to perform the inspection? How long to do the report?

Not sure yet, I am meeting them at the site in the morning. I had actually arrived at .10 per sq ft, I will let you know more after I look at it tomorrow. Thanks for the input!

One of the things I've found to be successful on bids is to take your time into consideration more than square footage. If it's a giant empty warehouse you'd charge a lot less that a giant office complex.
