I know they have a list of inspectors, but I remember a few other guys saying that anyone can perform an FHA inspection. Since it's a federal issue I don't see why the state would matter. The answer is maybe...

If the FHA loan requires a pre-construction inspection, final compliance inspection or 203K loan commitment inspection, you most definitely need to be FHA/HUD approved and or certified. I'm approved and or certified as an FHA fee inspector and can perform anything FHA related with the exception of 203K inspections. I've been asked by FHA/HUD to obtain my approval for 203K's but have declined. There's way to much liability on the 203's and your constantly dealing with shady contractors who are always trying to "con" you the inspector.

Call you local FHA/HUD field office for program information and requirements regarding same.

Will- thank you for a straight answer. The homebuyer called me looking for an FHA certified inspector as he's getting an FHA loan; it seems like a straightforward thing but wasn't sure.

The house already exists; it was built in '08; it's not a pre-construction inspection, final compliance inspection or 203K loan commitment inspection.
