C'mon Dave - first, there is a sprinkler system in the ditch by the road.  THAT is thinking ahead.  You can see for yourself that it is working.

There is pampas grass next to the house - gives it a rural feel.  That's called landscaping!

A creek runs through it.

The attic ventilation is outstanding.  Ever seen better?  I think NOOOOHT!

There is an M-16 conveniently located in the attic to get rid of those pesky visitors who might stop by.

That is the easiest dryer vent to clean I have ever seen!

There is a beautiful rock garden on the side hiding what is either a drain from the inside or an entrance for the pet snakes to get back inside.  That is so much easier than having to open and close doors for them.

The wiring is accessible.

The gas line is accessible.

The wall paper is easy to strip.

And all you see is the bad.  And I, I can well see why this, yes THIS, is what your client was looking for.

The glass, or in this case the house, is half full!

I am real good at spending other peoples money.

I try to explain to my clients.

These prices are examples only and do not reflect the price of the discussed home.

Purchase price $150K

Fair market value similiar home in an average market. 250K

Now this is were my clients better understand you darn well better be getting some estimates because the 100K will go real fast with the home in a well below average, numerous repairs.

By figuring the 3 you can determine if you are making a wise decision.

Now lets just take the discussed home.

The figures are just estimates.

Cleanup/demo  10K (Getting rid of the attached back of the home and whatever else is within it bounderies.

Roof/ventilation 10K
Garage 15K
Heating/Cooling 15K (Includes ductwork)
Electrical 10K
Plumbing 10K
Insulation 3K
General contractor 20K  (Kitchen, baths, misc)
Flooring 10K

So we are over the 100 K and I am sure I am missing some other items.

So is the client making a wise decision?  If he is smart he will get as many estimates as possable.

I am sure the roof drainage, grading, septic, foundation drainage are all messed up too.

Depends on the client's wallet.

Depends on the client's goals - he might want to raze the place and start over with the acquired land.

Depends on the client's plans with the existing house, if he has any.
