Something to keep in mind also is if there are a set of standards for a particular inspection regardless of the narratives used, this will set the expectations of the client. You then can control the inspection to what the standards say not what the client wants. They hire us because they do not know what an inspection entails. These standards that Nachi came up with are also designed to keep our collective a$$es out of court.  8)

I have been inspecting commercial buildings since 1883, believe me, commercial real estate buyers know exactly what they want, you set the expectations of the client when the Scope of work is signed by both parties involved in the inspection, me and the buyer....commercial clients are the best folks to work with, they are intelligent, know what they are doing, after a lengthy conversation a "Scope of work" is agreed upon between me and my client, I then define that Scope of work in writing, I sign it, my client signs it, then everyone's expectations are determined and the inspection process begins.

I wish the commercial market wasn't so slow right now, but two REO's a day keep the Bill Collectors Away-;)

I would be embarrassed to even show a client that nonsense, for starters any intelligent investor-buyer would not even hire me if I showed him/her a book of this nature.

I understand it took many people a long time to write this book, but all that is necessary is a "Scope of Work" and a signed agreement which entails a "Scope of Work", not a fist-full of disclaimers, doesn't work in the real world.

The ASTM Standards are not a Standards of Practice by any stretch of the imagination, we all know this, but at least it defines to a certain point what a commercial buyers inspection may entail, nothing more, or nothing less....I know nachi meant well writing a standards of practice, but it will not fly in the real world.

To be successful in the commercial inspection business, all one needs is a "Scope of Work" and a great inspection report, referrals will then come in hoards..!

Hey Dom, what the heck is wrong with this MB, everything defaults to the first page after I post, or when I receive an email saying someone posted in a thread also.

Is there settings here I'm out of whack on .... or is it the MB SWare?

I don't think mine does this, but I could be wrong (as usual-;)

I could set it to go back to the main list of threads or back to your post. Because of the integration I have running between the board and the site itself it doesn't do exactly what I tell it to. Your forum is stand alone, it's not integrated with anything so it runs exactly as it's told. Right now it's told to go back to the board the post was made in.
