I would like to post some recent experiences on homes I have recently inspected and I want to ask how you would report on these conditions.

So please include the verbiage you would use, your rating and recommendations.

OK here is the first one.

Home has a basement. 50% has finished ceilings, (fixed) carpet and drywall. Storage is moderate to heavy.

At the unfinished area the home has an interior basement system on 75% of the unfinished wall/floor. Panels go up about 12 inches. Sump pump (No backup)

On the 25% of unfinished basement there is no basement system and there is efflorescence with 30% moisture using a moisture meter. Moisture is at the lower course of block length of basement.

Seller is disclosing warranty info and cost of system. Basement system has a lifetime warranty for water intrusion.

I want to see what you say and see if it is in line with what I say.

I'm curious. Who warrantied the basement intrusion system? I don't see how a system that doesn't cover the entire unfinished area could have a valid warranty.

It is warrantied by the company that installed the system, but........Only at the areas were the system is. So if it leaks at the area there is no system then it would not be under there warranty.

I made some recommendations just wanted to hear what others would report.

Got it. Not too smart to only install it in part of the system. Hopefully some of the other guys will comment.
