I love the agents that ask you to go easy on the inspection because they need the commission.

I love the agents that ask you to go easy on the inspection because they need the commission. 


I don't really MARKET to realtors anymore, but I do spend a lot of time trying to educate them. Explaining why they want their(and Mine) clients to have a very thorough, high quality inspection done. Very few in my area now say that I am TOO picky. If you can make them see it from a different perspective and not just another commission you have won the war, not just one battle. But, sometimes you do get one that just doesn't care, but you will find that in any business.

John you will do fine, both your clients and the Realtors will appreciate your insights. I am coming the other way, been selling for 16 years. Where I am I have to disclose in every inspection that I am a Realtor and can't do any inspections when I have a financial interest. I am on good terms with most of the inspectors in our area and will continue to send my buyers to them. I think you will see a lot has to do with the ethics and training the broker demands. Pick an ethical broker who has a good CE program  and chances are most of the agents will be top notch.

I think I've found a good location.  I've been told the CE is great.  Also I will be working under another agent as her buyers agent.  I think this will help greatly in getting started in the Real Estate side. 

Does having both licenses helps you get business on both sides?  I think it would help a lot!

I don't think it will help on the Real Estate side, seems everyone knows a Realtor, personal contacts, family connections, and repeat business are your main sources of referrals. People will walk right past the "better" Realtor to work with an inexperienced friend or family member. If you are hooking up with someone who has a lot of listings and wants you to represent buyers that can be good. Check you state disclosure rules, if you are working as a partner of the listing agent its thin ice. I just ended a 3 year partner ship that worked very well and we did a lot of this but it always made me a bit nervous. Fortunately both of us are very protective of our clients so we never ran into trouble.
I think it will work much better for you getting work as an inspector, especially as you build raport with the Realtors. I'll let you know, LOL

The InterNACHI member shall have no undisclosed conflict of interest with the client, nor shall the InterNACHI member accept or offer any undisclosed commissions, rebates, profits or other benefit, nor shall the InterNACHI member accept or offer any disclosed or undisclosed commissions, rebates, profits or other benefit from real estate agents, brokers or any third parties having financial interest in the sale of the property nor shall the InterNACHI member offer or provide any disclosed or undisclosed financial compensation directly or indirectly to any real estate agent, real estate broker or real estate company for referrals or for inclusion on lists of preferred and/or affiliated inspectors or inspection companies.

C.  Inspectors shall not directly or indirectly compensate realty agents, or other parties having a financial interest in closing or settlement of real estate transactions, for the referral of inspections or for inclusion on a list of recommended inspectors, preferred providers, or similar arrangements.

D. Inspectors shall not receive compensation for an inspection from more than one party unless agreed to by the client(s).

E. Inspectors shall not accept compensation, directly or indirectly, for recommending contractors, services, or products to inspection clients or other parties having an interest in inspected properties.

That is article 6 from the NACHI code of ethics, and articles C, D and E from the ASHI code of ethics. Most states adopt the ASHI code or some form of it as their own. I think you need to choose one or the other as a profession. If you are looking for additional revenue streams, you might want to try addind ancillary services like, WDO/WDI, or radon or even Commercial Buildings. The pricing for commercial work is INCREDIBLY different than a HI.

If it were that easy to get work from both sides of the isle ethically speaking, we all would be agents and inspectors.
