Dom,
The first one is very similiar to mine, I probably could live with the second one as it looks somewhat like Russ's 500 pt. I was talking about. The big diff. I see between #1 & mine is that #1 has more recommendations than mine. I will alter for my area, never seen a tile roof here, 60 % of houses over 50 years old here have asbestos wrap on furnaces. Not a newby as my character says, been here since 2003 & still looking for the right report setup. I'm torn between spending more time on what is functional than concentrating on looking on for defects. #2 seems to be a little closer to what I'm looking for as it seems similar to Russ's 500 point and seems to be more of a narrative style report rather than a checklist style also. I'm also listening to a little feedback iv'e had from clients and realtors. They are impressed that it is so thorough but also can be confusing with its length, even though it has a summary. I also feel it is important to put specific location of defects, such as, South West basement bedroom, broken window northeast side, not just broken window in basement bedroom. Maybe I'm trying to find the magic bullet that doesn't exist.

Believe it or not, most of my inspections are either on vacant houses or occupied ones with no one present, so Dragon works pretty well. I think Dragon is the cat's meow for adding narrative comments that are different from the canned ones as in the window comment above. Especially for those of us who have 10 thumbs when it comes to typing.

Going back to your two questions, maybe I lied, I have been selecting single photos to add to report, as I take a lot of photos for reference, is there an easier way?

Yes!! Batch adding of photos is MUCH faster. Check out www.homeinspectorpro.com/Home-Inspector-...-Photos-in-Bulk.html and let me know if you have any questions.

As far as narratives go, you can open up 2 copies of the program side by side, one with template 1 and the other with template 2 and copy the narratives you like from one to the other. We try to cover a general spectrum within the program. The problem is if we get too detailed in any area then people complain that there's too many items that don't exist in their area of the country, and if we don't have enough it's an issue as well. So we try to balance it out.

You can save some time by using the options feature "print items even if there are no comments selected" you would leave the box unchecked.

You should check your description text as various areas have materials were locations should be and visa verse

Example: Materials: 1-5, unknown , this is in roofing. This should be titled approximate age:

Ventilation should be changed to type: gable, roof. You could use 2 selection and one damage panel.

You have for basement: Observations: basement present, block foundation
I would do configuration: Basement  Materials: Masonry block or whatever

I found using commas is faster and looks better than using bullets and new line.

By the way the use of color schemes makes your report stand out from the competition.

I personally do not like the term functional, except as noted. Most have nothing noted.
