John; I know this post is almost a year after you posted the two reports but...
Marketing is the key as the others say BUT... On LI and NY we have many prros/investors buying...
They want to know if bldg is falling down or??? While I do full Inspection, as per LAW SOP etc. I offer multi formats... I call the Pro Format "Meat and Potatoes!" I answer their question, us Satisfactory or UNSat etc. , limited Photos but all areas/components cover with minimal verbiage...
For Newbies, i.e. First Time Home buyers especially I give them all the 'Bells and Whistles" 100+ photos etc... [Naturally I have options in between!]
I get referrals based on both and when I ask the "client/customers" goal/background I give them what they want/need... Less writing but same inspection!

I just got around to reading this thread, and I admit to being new to the web and this type of computer work, but I am no stranger to home inspections. I too have different types of inspections and I agree that some clients, like investors, may think they want less when they first talk to me about an Inspection, but, that's where marketing comes in. You are not selling an Inspection. You are selling yourself, your skills, your knowledge. If you look at my pricing structure ( all posted on my site and yes I am a little more expensive than many others around but I am selling my experience and knowledge) you will see I ADD fees for Flip and foreclosure (investor type) inspections. Mould, Asbestos and many other items are not required in the standards. When you take on reporting these items presence for an investor you are taking on more liability. If you want to serve your clients best interest you are required to really dig into the structure and grounds ie a buried oil tank or hidden old cesspit you need to find out about even if it means digging into building records or health dpt records. Cut rafters, or joists, how about a truss that had a vent pipe cut through it buried under insulation and those types of things. It does not matter if they are covered in insulation or not, nor if you think you might step on uncovered junction boxes, you may have to use extra caution but you are there to find out that very information so an investor can decide if they can make money after expenses or not. Even if the investor plans to drop the drywall ceiling and includes the cost in his estimate to replace the insulation as well, after repairs to the truss and the engineers stamp to approve the repair that one item could add two thousand to the investors costs. An investor often has to move on a deal and lab reports take too long they do not want to wait and lose the deal. You have to be certain of what you are looking at before you report it. But without that type of information in the report an Investor can get some nasty surprises. I learned that on a few of my flips.  These inspections usually take longer. That's what I tell my customers and I have yet to have an Investor receiving and reviewing my report say they thought the extra wasn't worth it. That's not to say I get every Inspection from the people I speak with about a flip but I get the ones who understand a quality home inspection for them is about using knowledge to reduce the risk of investing in real estate.   Ps just did an investment Inspection for a repeat investment client last week on a triplex.
Don't sell yourself or your skills short, or cheap.   My Motto is.. I don't do partial inspections, I don't do cheap Inspections, I do Home Inspections done right!
