Joe, that is a beautiful trim job at the end of the roof there. Professional quality roofing right there. Anyway, the tree pushing the ridge caps up can't be good. Jut out of curiosity, what did the attic look like in this area? Were the ceiling  joists ok, or were they buckled as well?

Yeah the trim job suxs-  ( my actual comment...j/k)
Unfortunately i couldn't get to all parts of the attic- it started to rain hard and there was leaking of the roof coming down on me from the access... But i got all the info i could ant it was enough to know that , yeah there were signs of past dampness, and present active leaks and the possibility of wood rot. I recommended an arborist remove the offending parts of the tree, and that a roofer do a complete evaluation of the roof structure.

??? the bank wont budge on the investors bid, seems like they want a ridiculous amount for it..

go figure....

I wonder why Banks are so backwards on this... It is better to get some money back instead of nothing.
