Missouri has no building codes.  It is up to the individual entities (county and city governments) to establish and enforce them, if they want them.  I recently relocated to Barry County where no one ever heard of a building code.  The first house I inspected (built in 1930) had just had a new hvac unit installed in the attic.  I suspect the guys didn't find enough room to work, so they removed the collar ties.

Of course, there was no one to inspect their work since "permits" are limited to young drivers and fishermen.  I don't even have a licensed contractor (builders and contractors do not need licenses since they have no codes to follow, anyway) to refer people to.  An engineer is out of the question.

Ah they were refinancing so they could fix the house.  Problem is, I don't think the roof was in any condition to get someone to refinance the home.  lol

Well it depends... do you want this house Inspected , by a House Inspector, or do you want to have a second floor added to the structure or knock out a wall?
