TOPIC: Report Verbiage

Report Verbiage 15 years 1 week ago #11828

I spend way to much time on my reports.

Looking for ways to increase report time and still provide a quality report.

In the field when I am using my Q1 scrolling through the verbiage trying to find the exact comment is time consuming.

Now lets just take an electrical condition.

Is it really necessary to go into detail pertaining to an outlet that has reverse polarity, false ground, open ground.

Could I just not state. Improperly wired receptacle. Located: Numerous areas. Recommend a qualified electrician to provide correction actions. "Before the close of escrow"

Now I could eliminate about 6 comments by doing this.

Also in doing a narrative report. Is it really necessary to provide the manufacturers name for a dishwasher, stove? Now I can see for a water heater or furnace?

Again my template and report time stink. I want to get it done in an hour.

Thanks for the time.

PS life is to short. Just received a call from my Mom and my Cousins son died on Easter. Only 33 years of age. Wife is expecting and he has 3 other small children. His brother is having a wedding in June. Please say a prayer for them. This is a very difficult time for his Dad/Mom, wife and family. We really have no idea when are time is done on earth. Please hold, kiss and pray to your loved ones. They may not be here tomorrow.

I see no reason to list the manufacturer (and I RARELY see this) for items like the dishwasher and stove. Definitely take a picture and include them in case the seller switches them out, but you don't even need to comment on them.

You gave us :  Improperly wired receptacle. Located: Numerous areas. Recommend a qualified electrician to provide correction actions. "Before the close of escrow

What would you use right now instead?

Sorry to hear about your cousins son. That's definitely going to be hard at such a young age.

David, no I don't think  you need to include manufacturer info for items like a stove or fridge. As far as the comment you used as an example, I think if you put that in the summary it would be fine. However, the client may want to know which outlets need to be repaired, rather than paying the electrician to FIND them when he comes out. Know what I mean?

I do add the location if it is specific to one or two outlets.

In my comment above it stated numerous areas. I think the client understands. The electrician needs to do his job. Why note that there is open grounded outlet in the bedroom, hall, living, family. No what I mean!!

if a representative number of outlets come up with deficiencies then an electrician needs to review existing outlets.

As for stove, fridge, there not built in  they do not go on the report. built in items get in, if your offering one of those after market warranty's then you need to have ser# and model#. if not then who gives a rip what they are, I am not being paid to police the appliances, thats the RE job and buyers.
