TOPIC: Foundation problem? Do I need to hire a structure engineer?

Foundation problem? Do I need to hire a structure engineer? 8 years 3 weeks ago #62724

Hi! Like someone else mentioned, there is no way for guest to post here so i have to register as well. I am a buyer not agent. I am under my option period and choosing a inspector. The seller had a structure inspection report when he tried to claim for home warranty (I am guessing the 10 years builder's warranty), but the report only noted observations, nothing conclusive. And I guess the claim was denied because no foundation work was done. It was 9 years 2 story house at the inspection. I am pretty concerned about the brick crack (especially at the front/back opposite position), and floor slope (0.9 inch in 6 feet). Can anyone help look at some of the items noted (i will attach pictures) and see if it actually was foundation problem and do I need to hire a structure engineer? The house is in sugar land tx and we have very expansive soil. Thanks a lot!

I would begin with having a home inspection performed, then move forward with the recommendations made by your inspector. That being said, it does appear that there are some settlement issues.

This is not a Do It Yourself forum.  You need a professional, on-site inspection, and not comments based on some pictures.  Perform your due diligence.

There is nothing sweeter than the smell of fresh cut grass on a baseball infield, the click of a wooden bat and the taste of a hot dog at a warm sunny daytime double-header.
