TOPIC: Defective shingles

Defective shingles 14 years 11 months ago #11564

I have had 2 inspections in the last week with manufacturers defective shingles. Both roofs around 12 years old.

The first one was really bad. Today's not as bad but still a concern.

The one I did last week both roofers that were called for estimates agreed but had different estimates.

Now correct me if I am wrong but I spoke to the roofer last week and he stated one way to tell (Besides the cracking) is the shingles are 36 inches instead of 39 inches.  The ones I measured today were 36".

The top picture looks like they put a nail in the middle of the shingle or that a nail head left in the roof sheathing has come loose and begun to move upward. 

The second looks like normal cracking for a fiberglass/asphalt shingle 12 years of age.  The glues on the newer fiber shingles is stronger and does not allow for so much expansion and contraction, hence the cracking.

I have to weigh in on this one. I have been in the home construction business for many years, and I immediately recognized the problem with those shingles is inadequate ventilation. Did you check that out?

Too much heat buildup in the attic space will cause premature shingle failure.

It was a manufacturer defect with the shingle, nothing to do with ventilation or insulation on this particular house.

I just did an inspection for a roofing contractor who hired me on his prospective new house for calling out this particular roof and he replaced it under warranty from the manufacturer.
