Hi guys
I am doing an inspection tomorrow on house very close to my house so I thought I would take a ride by. I have a question about the porch on the back. This is a big house and a big multi story porch. My question is the joists run parallel to the structure for lateral support they look like they only used some tapcons into the stone. Check out these pics

Jeff, here is a link for your own benefit about Tapcons. http://www.icc-es.org/reports/pdf_files/ICC-ES/ESR-1671.pdfI personally don't like what I saw, but I am only seeing pics. Lag screws and through bolts are the industry standard as far as I am concerned. I would note it and refer them to an Engineer. Look at the tables on page 3 about shear strength and depth of embed. |

The porch is pretty solid except for the way it is connected to the structure. It has footings and the posts are 6x6 and they are notched. If it was only one floor I would think it would be a stand alone porch. I am just wondering where you would get your lateral stability. With it being so high It has got me worried. It actually looks like it is a natural stone facade not pre-cast. that is why I am going to refer it.

It is nice looking wood. The house was built in 1977 it is about 4300Sq ft. also has an inground pool. It is a foreclosure.

Jeff - around here through bolts are required. Especially for a two-story application. Drew is right - note it and refer it for an engineer's review.
Even though there is interior support near the house, decks don't collapse downward, they fall away from a structure with weight, particularly on the outside. You get a lot of people on those decks for a party, family affair, or whatever, and the weight is really relevant as far as those tap screws go. It would concern me, but I am no PE.

Hard to tell from the photos, but that size, around here, $450 to $500K. That's with the down market prices.

Why pull a permit? How could the back of the house been built without the porch.. unless I guess the doors to it were added after!

House was built in 77 it is in Darien Right by Argonne National Lab. The porch for sure is not from 77 the wood was not that old. It was a kool house had three story spiral staircase saunza and jacuzzi in the MB in ground pool huge wet bar. It was like the playboy mansion or something oh yeah it was on golf course

It was like 5 mins from my house. Needed alot of work though every where I looked rotted wood man oh man cedar shake roof was just about done and the former owner took the sump pump ot and the basement floode ruining about $10,000 in hardwood
