On one of my inspections today my client was related to two other clients for whom I had previously done inspections. I did an inspection for his parents, and I have done two inspections in the past for his sister. Today's client, the rest of the family, was buying his first house. He chose me for the inspection, but I had never met the realtor.
After the inspection she says, "So, where is your list of what (let's call him) Jimbo should ask the sellers to do?"
"I don't have one. That is not my purview. Anything Jimbo wants the sellers to do is up to Jimbo."
"My regular inspector always gives the clients a list for the sellers to do."
"That is not the purview of the inspector. The inspector's purview is to observe and report."
"If there is no list, then I have to read the report. And so does Jimbo. You are forcing him to read the report!"
YOU HAVE TO UNDERSTAND HOW TEMPTED I WAS AT THIS POINT!! Instead of saying what I really, really wanted to say, I politely replied, "And what would be wrong with that?"
"It is very long. It will take time. And I will have to decide what to put on the addendum for the sellers to do..."
Does anyone see anything wrong with this picture? Anything? Anything at all...?
My tongue has holes in it and is still swollen.

We hit them with a lot of info during an inspection. We are used to all that stuff, old hat to us -- but to clients?
Look deep into my eyes, watch the swaying watch - closely, closely, now, as I snap my fingers, you will read the report...

Dont' forget your disclosure for the summary. It's not a version of cliff's notes. Each inspection is different, each client is different. They all have their own perception of the home. Personally, I have had inspections that (in my mind) there were a million things I would ask the seller to do...but the buyers see it differently and want little. I too, have realtors who want the 'list' to send to sellers. They know the won't get the list, but they will get a damn good inspection report. Let them write their own list; that's their job...
Jay...I like 'purview'. Can I use it?
List, we don't need no stinkin' list.

Jay- my brain hurts, but I'll take that as a 'yes.' BTW-spoke with Steve at CMC. Have training set up for 3/1 and 2. Nice guy. Seems very supportive and willing to help get things off the ground.
