One of the reasons windows and the stucco under them leak!

Its not the window or stucco the carpenters set it up to fail!

I looked to me like he was the cavalry called in to fix the problem after the Indians messed up the joint.  Judging from his body language it looked like he knew what he is doing.  That was a good, almost photo-journalistic, post.  I enjoyed it.  Hope the repair worked out well - I wondered how far that damage had gotten!

Looked like a good remedy!

My comment in reply #1 as to the 7-11 guys was not aimed at the people in your photos, but those who did the work originally... 

Did you do anything more under those shutters than the tar paper?  Or did that go under flashing and then the eventual shutter replacement?

Flashing out over the stucco and 2 layers of moisture barrier under the shutters. Things were caulked where need be when it was put back.

I do need to check on it again it just so happens it is another friend of mine that owns it.

IR would have been a good tool to use on that house.  Did the owner just think he had water or did he see damage?  Four years is a long time for that kind of work to cause problems in the house.  Where is it?  What's the climate there?

I was in the middle of the bad stucco dot com slide show and the computer jumped me back here!  I will try again...

To answer your question, the IR before the repair would have likely seen a lot.  I was wondering how the homeowner knew he had problems.  Is that a wet climate?

My friend bought it and the first time I went to visit I pointed a few things out. We also installed 3 kickout diverters.

Good slide show.  Very, very informational.  Did you see this stuff on a pre-drywall inspection or did you happen by a neighborhood house and see what they were doing?

I liked the van at the end going off into the sunset...  although it looked like a sunrise to me.  Start of the day!?

I just carried my camera with me to work and took pictures of what was going on around town.  No special trips needed.

Sunrise it was I like starting early.
