I was hired by a mortgage company to rehab 6 houses that they now own through foreclosure. Here are some images of the first house. 5 feet of water in the basement for over a year, with Stachybotrys mold. Here are some images.

Even more images. Note the white substance on the joists. That is a wood eating fungus and when the joists dry out they alligator and just fall apart. We are replacing the entire structural floor, new beams, joists, and subfloor.

Demo images. The main demo 21 image doesn't show it, but when we put a laser level on the wing wall, it had dropped 1&1/2 inches.

These pics are all from the same house. The water supply under the kitchen sink was hacked off and the sump pump was found unplugged. We believe it was on purpose.

Here are images after we removed the sub floor, next we will be replacing the beams and joists. As you see in the photos, most of the joists are rotted and some of the joists came up with the sub floor. Very scary to work and walk on.

We replaced the rim joist and the window framing due to the rot from the earth to wood contact. I just didn't take any pictures of the window frame completed.

Why didn't they just bulldoze the whole thing and sell the lot? It would probably be cheaper.

Because they are making money or recovering some of their losses. Rememebr that 99% of the mortgages in this country are insured throguh the US Govt. That means that they get about 70% of what was owed from the Govt.
My other thought is that I dont care why they didn't. They are paying me to fix it up and that is what I am doing.
We have removed all the old beams and joists and replaced them, new sub floor, mold remediation, new roof, new electrical in the basement and where needed, new electrical panel, AFCI in bedrooms, New PVC DWV that replaced the old cracked cast.
We will have all new windows and doors, new interior doors, new wood floor through out, new insulation and drywall. And a bunch of other stuff.

This house is a lot of work, everything in the basement was removed and will be replaced. We are installing new oak staircases from the basement all the way to the second floor, four flights of stairs. New HVAC also.
