Hi guys. Im new to the site and the business. I just got my first inspection schedualed and am scared to death. LOL. Well the home is a double wide trailer home and i was wondering if anyone knows if there is anything different in these homes that i should look out for? Any advice would help.

Hey Mike,

Congrats! For your first inspection I'd advise printing out a blank copy of the report to take with you so that you can follow along and make sure you cover everything.

Good advice Dom. One thing to look for is proper tie down anchors underneath the home. Do some searching on line for the correct tie downs in your area, or try to get a hold of the local code inspector to find the requirements.

Numerous numerous things to pay special attention to in manufactured homes. Many inspectors mistakenly charge far less than typical home inspections for these. In my experience, the older the unit, the longer the report is going to be.  BE very careful and take your time with this one.  Don't be scared but do be meticulous and thorough.
These are different beasts and will have unique qualities and component installations not typically found in a traditional stick built home.


Wiring will typically be as a sub panel
Typically no accessible attic
Typically no gutters installed
Typically numerous water intrusion issues from windows and doors to bathrooms and kitchen sinks
Typically belly wrap/vapor barrier is deteriorated and compromised
Older units quite often have PB2110 supply lines
Cabinets and other furnishings are typically cheap and inferior materials.
If skylights installed - pay close attention to these areas for water intrusion

If you don't find moisture damage of some sort in a manufactured home 5 years or older... go back and look again because you missed something. Wink

Ok the inspection went well. But too bad it was full of handy man fix ups. Exposed wire everywhere. The guy finished the basement by himself and wired the thing like a 10 year old would. The furnace was completely shot and the siding and roof had hail damage. Ok so here is the deal, I was told by the realtor it was a double wide trailor. The owner told me it was a manufactured home and the buyer told me it was a moduler home. Now this really through me off. It had 2x8 wood floor joists and was sitting on a pour concrete basement. It had an attic in only half the home and it was joists with a knee wall in the middle of it. The rest was catherdral. I am really confused about what is what. I was even asked by a realtor friend of mine what the difference was the same day i was confused myself. So what the hell is the difference between the three guys. By the way I really had fun doing the inspection. I was scared to death walking up to the home until i just started doing what i was told to do and everything went well until the buyer got there and just started asking questions about things i did not inspect yet and it just really through me off. But when i drove away from the home and everyone was happy i thought wow this is something i think i can stick with.

Dom yes the software was perfect. I spent three days making up my own template and it realy made things very easy. I was originaly going to just use a writen report like my instructor told us we should start out with but man this software is the way to go. I was able to come home and filled the report in in about 45 minutes and sent it email to the client and he thought that was great. He told me not to even send him a hard copy that the file was perfect. He was then able to send one to the realtor when he wanted.
