Hi, Dominic- I do my pricing by building type, # of bedrooms and # of baths. I've never shopped my competition, so I'm not sure about averages. My sense is that my pricing is probably a little high, around the 75th percentile. condos 229-299 ($80 extra for readily accessible common elements) sfh 329-549 two flats 450 three flats 550 What I've posted below is a little lower than what I usually charge. Did a 959 Sq. ft. ranch today for 329, which is a little low for me. So that one worked out to 34.3 cents/sq. ft. OK. Maybe this can help... 1. What state are you in: Illinois 2. Looking at the AVERAGE price per inspector in your area, what is their price per square foot: Minimum Charge $200 Up to 900 Sq. ft. at 30 cents/sq.ft. 1230-1800 at 22 cents/sq.ft. 2200 to 2800 at 18 cents/sq.ft. 3360-4000 at 15 cents/sq.ft. above 4600 at 13 cents/sq.ft. 3. 7. How far are you willing to drive before charging extra: 35 miles

FYI Here in Calif. There are a couple types of services we could do. Some banks want simple drive by visual inspections. They want to know if the property is occupied and what condition it is in. Take time date stamped pictures of the exterior and that’s it. Don’t know what they would be willing to pay for the service. Other property management companies request estimates on the get ready to market cost. That “other” inspection software has some sort of application for estimating cost, Dominic could look into that. Here in Calif. It is against the law to estimate what you inspect so not sure how to approach that. I would think the property management co’s would want to negotiate a volume deal don’t you  You're not performing an inspection for a home buyer, you're doing an inspection for an assessment company that works for the bank, so the normal rules don't apply. These are full home inspections. The target price range is $250-$600 depending on all the variables we're working on. |

Guys, please list the price PER SQUARE FOOT. If you know you charge $400 for up to 3300 square feet then divide 440/3300 = 13.3 cents per square foot. This will vary greatly across the country due to housing prices, cost of living, licensing fee's, etc.
Why 440/3300 instead of 400/3300 ? |

I am in Stockton California, YHWH Construction & Home Inspection I charge a flat rate of 250.00 dollars for any house that is 15 years or younger, No matter how many sq feet
Extra 50.00 for older homes,
Attic as long as craw space is there is free
Craw space if room to craw easily is free
I don't do pool, but have some who will
I don't do roof inspection but have some one for $75.00
I don't do Radon
I don't do termite, have to have a license, if termites are spotted will not it on inspection, but will also recommended TERMITE INSPECTION
50 Mile and under is free, and thing over 50 , each mile is 1.00 a mile
If overnight is need Negotiable

5. How much extra for a radon inspection: Radon must be performed by licensed individual in IL- Typical cost is $175- $200 for a measurement with continuous monitors- sub it to me
(thanks Pat Bolliger for using me on an inspection! and all you NACHI guys who would use me for Radon.)
6. How much extra for a termite inspectio n: not quite termite inspection, but will note in report if conditions or evidence exists- would sub to a licensed pest control licensee.
7. How far are you willing to drive before charging extra: 35 miles
8. How much would you charge to drive outside that range: an extra fee of 15-30 dollars
