Here's what I would expect.

1. What state are you in:  Arizona (Metropolitan Phoenix (50 miles radius from central Phoenix))
2. Looking at the AVERAGE price per inspector in your area, what is their price per square foot (divide your price by square footage to get):  $0.14 psf.  (Minimum fee $215.00 up to 1499 sq ft.*)
3. How much extra for a crawlspace:  Rare in this location, but $60.00 if needed.
4. How much extra for a pool:  $50.00
5. How much extra for a radon inspection:  Not available
6. How much extra for a termite inspection:  Not Licensed (but the company I refer to is $50.00)
7. How far are you willing to drive before charging extra:  50 mile round trip or 25 miles each way.
8. How much would you charge to drive outside that range:  $0.30 per mile.

*From my experience working with these people, many of the houses they want inspected are small (or shall we say compact!).  Therefore I always stipulate a minimum fee to make it worth while.  A 1000 sq ft home 25 miles away, isn't worth doing at $140.00 including the trip.  Therefore, I charge $215.00 minimum + $0.14 per square ft for anything over 1499 sq ft.

The last post is correct, there are no 203 inspectors, only consultants and that does require a test depending on area and qualifications of the person applying. I am a FHA fee inspector and that does not require a test however you do need to meet the requirements that are posted on the HUD site. I'm also a FHA fee inspector mostly used for closings around here, I 'am also a HUD inspector if you want to do hud compliance inspections 1 type is like doing draw inspections except they go a step further by doing material checks, Ie 250 grade A lumber ordered, white paint meeting hud requirements on and on

I would like to get approved, but it looks like you need a min. of 3 yrs. experience in home bldg. construction. My experience is only in HVAC.

Louie, you won't hear from them unless your denied. Go to their inspectors page and look up your name and see if it's there. The only way I found out that I had been approved was because a lender called and needed a final inspection. I was approved for two months and never knew it! Typical government.

David, I can only assume it took about 2 weeks to get approved because they never sent me anything telling me one way or the other. But you can find the application on the HUD website, when you get to the main page go to the search section of the page and type in "inspector" from there you can find the application. Hope this helps.

All, I just checked the HUD web site and I am now listed as an active inspector, they never sent anything to notify me I had been approved. So if you sent in the application, keep checking the web site.

It states on their website that you will not be notified if approved, only if denied, and the reason(s) why. It instructs you to check the website for approved status.

No, the original company lost the bid to a lower bidder. But we can still use the information when the next company comes around. There's been a few area specific companies that have already used it.
