Here in SoCal what I have ran into before with most New homes the Builder/developer  will not let you inspect the home since they still own it I ran into this a half a dozen times....

Hey Lou, I've heard that about other parts of the country, but fortunatley I haven't run into that problem here. The builder of course wants the buyer closing on the home, so I would think the buyer making it clear to the builder, that they won't close with out an independent inspection would solve that problem. Especially in these times the builder doesn't want to lose the sale. I've also heard in other areas of the country that builders require the inspector to have an outrageous amount of liability insurance to be allowed on the property.

Hi Lou. That wouldn't be because the contractor is trying to hide a few things, would it?  Nah, they wouldn't do that.

Marcel, even if they're not hiding anything they sure don't want someone coming and finding things that they don't want to acknowledge or know about.
For instance on a pre move in inspection I did last week. On the roof at 2 valley's you can't really see from below. One had felt paper (torn) for valley flashing. And the other valley the shingles didn't have the cut all the way- still had the weave. The superintendent said, "yeh, but it's still functioning isn't it?
The builders superintendent is not allowed on their roofs, the city inspector sure isn't going on the roof, the buyer isn't getting on that steep roof. Who else is gonna go up there besides the independent inspector representing the buyer?

Well, I can say that this Building Superintendent for the past 35 years would be on the roof to make sure it is done right.
That is crazy,. No wonder people get screwed.

I'll be going back friday for my 3rd pre move in inspection on this new home. Closing will be friday after my re inspection, if my client, the buyer now in town is satisfied w/ corrections.

Thanx Dominic, and of course I learned how to get my website there from you and all the help here at HIP. It's starting to pay off w/ all the calls. I also have good SEO for all the towns around San Antonio. I've had a grader.com grade of between 92-95 for months. You can use me as an example, that If I can do it anyone can, since you know I wasn't very knowledgeable with the computer when I started my site in 2010. If you get a chance take a look and give me some ideas for my site for some next steps, so I can keep progressing. I recently purchased a video camera, so I can add some videos to the site. Videos seem to help the look of a site and I'm sure SEO. I don't think we have a tutorial on here for help adding videos, do we?
Also, what else will help?

Video footage of defects are definitely important. Video testimonials are great too. To add them to your site upload them to youtube, then get the embed code on the youtube page, click SOURCE on a page on your site and paste the code.

Being #2 in such a huge city should definitely be driving you lots of calls!

I think I did for a 50 mile radius, but I would have to check. Towns are far apart over here and houses are not selling much.
I am doing better right now working at the shipyard and doing renovations on weekends to supplement.
Hopefully things change in the near future. The economy here in the state cannot continue the way it is for much longer. My previous employer in Commercial Building still does not have enough work to put me back on the payroll. But I still have his truck. I am starting to think it is my retirement benifet.

Didn't do a goddarn thing today and made for a long day. Man, these people ever knew of coordination, planning and delegating work in a prompt fashion, they would scare themselves.

Hey Marcel, I was surprised the other day, when I think you mentioned on a post here that there is no new construction at all in your neck of the woods. Fortunetley for me on the northside outskirts of San Antonio and surrounding towns there is plenty of new home construction going on. I do mostly new home inspections. Move in inspections, warranty inspections and packaged construction phase inspections. Got a new const. phase inspection deal today. Which is great since it is a minimum of 3 inspections but can be up to 8 w/ the options, reinspects and the year end warranty inspection.
I know you would love to see some new home inspects in your area. You might even be more knit picky than me.

I'd be happy with anything for weekends right now Joe. I am not nit picky, I use logic and common sense. I know what last and what don't. Not everything built today is by the letter of the law, but that doesn't mean that it is wrong sometimes. I use my judgement on a lot of things based on what I have seen over the past 45 years.
