Discouraging Dave, but not much we can do about it.
I've worked 3 months in a year so far.
Scramble to get anything I can get, all I can do.
And working for the Commander is no piece of cake, I would much rather be working for someone else.

I was able to fix something for my commander today.
Stove burner tubes had large holes in them. My Dad almost blew up the place the other day. The front tubes had holes and he turned on the gas for 10 seconds then light the back burner. Stove top moved significantly when the gas ignited. Not sure what he was thinking.
Last week I installed a water heater, so I figured I saved the cost of an inspection.
Next is installing a GDO.
Was looking at another Genie, seems not to complicated.
I actually booked 2 jobs today for this weekend. Wonder if they will pan out.

Garage door opener (GDO)
The one I have is the original 1967 opener. I would save the cost of one condo inspection installing myself.
What would really save me is replacing 3 large slabs of concrete. They want 3K. This would equal about 8 inspections.
I could do it for less than 500. The hard part is breaking it up and hauling it away.
My house is in pretty good shape except for the driveway.

Everyone is kind of down in the dumps right now...it's not great here guys, but stay the course! The "fly by nighters" will soon fade out, and folks WILL realize they wasted their money on a cheap/fast inspection. I know it's tough...it's brutal here...I'm not sure if other guys are working or not! But I know this: In the end, I will win out because I cater to my clients...and that HAS to count for something! |

I hardly ever do reinspections, but I did one last night and I am doing one tomorrow morning.
I am charging $100 and the I email my findings.
How much do you charge and how to you report your findings?
Maybe a HIP reinspection template can be made.

Yesterday there was about 10 items, mostly electrical. A few plumbing areas.
Took me about 45 minutes.
There was a tripped breaker on the original inspection, legend mis labeled. Sump did not work.
All they did was flip the breaker and stated pump was operational.
Breaker tripped again when testing pump.
I must have had to walk around the property 5 times to figure out the GFCI rest locations. They had double protection all over and the resets were in the garage and master bath. Double protection all over and the darn things do not reset until the downstream one is reset. Major inconvienience.

David, just curious, why wouldn't you use the original report and just add comments that are highlighted, bold or a different color to make your reinspect remarks in the same section as original comment section? |

Right now I am just sending an email with my reinspection findings. I was thinkingh just a one or 2 page re inspection report with photos. I can use the original report for the client data.
I do not want to go thru an entire report to do the re inspection. Just the specifics that the agent and clients are asking for so there deal can be completed.

Well, good afternoon all. Hell a phone call this morning. Previous client, wants new kitchen, living room hardwood, new hardwood in kitchen, the works. Worked there a month ago. Log Cabin.
Went shopping with her today from 9 till 3:30. Man, I love shopping when someone else pays.
Anyways, a few bucks for next week is in sight. Starting with the living room Hardwood. 4-1/4" Hickory flooring. Ceramic tile border around the wood stove.
Can't wait to start.
