Thanks, that does help a lot. Based on how competitive things have become in San Diego, I am thinking that 800 might be about the best I can do. I figure that the inspection and the report generation will take a full day. The referral came specifically because of my rep for being extremely thorough.

I have been asked to inspect an 8 unit apt. building, 2 beds each, about 7600 ft., no pool. any ideas on how to come up with a competitive price on this?

I do some inspections for some clients that list both the major defects-printed in the summary, but I also create a pick=up or to do list for there handyman, which I use the "Fair" check box for. Is there a way to get HIP to allow me to print a summary of this check box item only? If not, anybody come up with a work around for it?

Forget the three hole punch guys, just by the paper pre punched at Staples. Dom, it would be nice if the margin could be set in HIP. I currently use a printer work around but it is awkward.

 #1On a outside slope that has concrete stairs going up it, all at grade level, is a handrail required? #2 If each tread is greater then 36", is it considered a landing or a tread.  If it is indeed a landing, can the height of the riser differ, or most they be the same as they are required in stair treads?
