I'd like to get advice/suggestion from some of you concerning how to inspect HVAC systems.  This is a weak area for me.  Inspection procedures are probably my biggest question?   Do most of you follow a standard?   Do you test a heating system this time of year and/or test a cooling system in the winter?  The answer is probably no.  How do you respond to a client when they're concerned whether or not the heating and/or cooling system is functional, when that particular system should not be tested because of climatic conditions?   By most standards a heating system should not be tested at this time of year but how does this satisfy the clients' concern as to whether the system is functional or not?

Also does anyone have an inspection/protocol or refererence they follow that they would be willing to share?  Any advice would be appreciated...

Use the 60 or 65 degree temperature for testing air conditioners.

I always test the furnace even on the hot days.
 
Test heat pumps in only one mode. Cooling mode if hot heating if cold. Test emergency heat.

Use ASHI SOP.

Include home warranty info as if you client is concerned with an older system this is the time they can purchase a home warranty or have the seller provide one.

I can post or send you info on home warranty verbage/Heat pumps.

I would take the ASHI smart track program. It is free. Just register.

Hey Dave,

How are doing?  I follow the ASHI SOP.  I never thought of a warranty though?  That's a great idea.  I'd like to get that verbiage/heat pumps from you please.  You can either post or email, I think you still have my email address?  I'm impressed with the ASHI Smart track program.  I've taken one or two modules.  They've done a good job with it.  Thanks again, Dave..

I have this in my Appliance/Kitchen/Laundry section.

Appliances are tested by turning them on for a short period of time. It is recommended that a Homeowner’s Warranty or service contract be purchased to cover the operation of appliances. It is further recommended that appliances be tested during any pre-closing walk through.

I also ask if they are purchasing a home warranty or if the seller is providing one.
(I dont try to sell them on one but this is thier oppurtunity if there are concerned about the age)

I also have a deferred cost comment if the appliance is close to average lifetime age.
